John joined Birketts in April 2006. He is a partner and heads the firm's property litigation team in Norwich.
John advises clients on a wide range of contentious property matters including: rent arrears; service charge disputes; disrepair and dilapidations; forfeiture of leases; enforcing freehold and leasehold covenants; insolvency-related property matters; business lease renewal; residential, commercial and agricultural security of tenure; possession, injunctions and specific performance; squatters; adverse possession; boundary disputes; contentious Land Registry proceedings and enforcing security over land. John acts for a wide range of corporate and private clients including property developers, commercial landlords and tenants, and social landlords.
John qualified in 1989 and worked as a non-contentious commercial property lawyer before becoming a commercial litigator with a particular interest in property disputes. Since 1998 he has practised almost exclusively as a property litigation specialist.
John is ranked in band 1 by Chambers [UK 2017] and leads the Norwich property team. Sources say: "What's fantastic about him is that he thinks things through from the client's perspective and looks at the bigger picture."
In previous editions, sources observe John to be "a property litigator who is second to no one,” and note that he "has an eminent reputation in the market and handles residential, commercial and agricultural disputes. Commentators note his user-friendly approach". Sources praise John "because he really understands his cases - he is one of the most technically able property litigators outside London".
The "resourceful, creative" John is recommended by Legal 500 [UK 2016]. He forms "a perfect team with brilliant technical lawyer" Simon Woodhead. Clients in the previous edition state "experienced and skilful" John Scannell "combines commercial nous with impressive knowledge". In an earlier edition he is described as a "vastly experienced litigator".
John is a member of the Social Housing Law Association and the Property Litigation Association.
