Melissa Loucas is a highly experienced commercial real estate lawyer with expertise across the full property lifecycle. As Partner, Head of Commercial Real Estate (Norwich and Cambridge) and Head of the Norwich office, she leads multiple teams delivering strategic, commercially focused advice to national and regional clients.
Her practice spans all core areas of commercial real estate including high‑value lettings, asset management, complex acquisitions and disposals, investment transactions and commercial development. Melissa is also widely recognised for her strong corporate real estate capability, working closely with our corporate and banking teams on the real estate aspects of M&A transactions, refinancing, funding structures and securitisation. Her funding experience spans both traditional high‑street lenders and a range of challenger and alternative finance providers, enabling her to offer clients pragmatic and market‑informed guidance.
Melissa leads the firm’s retail sector group, a multi‑disciplinary team advising well‑known brands, high‑growth concepts and start‑ups across the retail lifecycle. She has extensive experience in portfolio management, regears, store rationalisation and transformation strategies, supporting clients navigating a sector shaped by omnichannel consumer behaviour, experiential retail and the emerging impact of agentic AI commerce.
As Head of the Norwich office and a key leader within the firm, Melissa is known for her hands‑on approach, commercial acuity and trusted adviser role, supporting clients from day to day advisory work to complex business critical transactions.
Recent work highlights
National retail logistics facility
Advising a national retailer on the delivery of their newly constructed 138,000 sq ft warehousing and distribution facility, including negotiation of a complex agreement for construction and lease and the coordination of associated planning and environmental aspects.
Strategic acquisition and refinance
Advising a major privately owned landed estate on the acquisition of a prestigious caravan park and caravan distribution business, followed by refinancing of the acquired portfolio and wider estate as part of a strategically significant project.
UK headquarters relocation
Advising a UK-listed technology company on the establishment of its new UK headquarters within a newly refurbished multi-let building, including the negotiation of heads of terms, a complex agreement for lease, phased completion arrangements, fit out and alteration licences, collateral warranties and related legal opinion aspects.
