Our Experience
Suffolk Life (Nucleus Group)
Acquisition of a property for the sum of £1,825,000. The transaction involved the purchase of two adjoining units, secured lending (we acted for the lender on a joint representation basis) and the grant of a Lease of Whole of one of the units, a Lease of Part of the other unit and an Underlease of Part from one of the headleases, which all had to complete simultaneously.
T M Trustees Limited (Nucleus Group)
We acted for T M on the purchase of property for £550,000. We then subsequently mortgaged it to provide funds for the client to carry out refurbishment, fitting out etc. The quirk in this deal was that the pension investor’s business was not VATable, so they were paying £100,000 extra (not being able to recover VAT). We spotted an opportunity for the seller to de-register and charge a net amount, which they did but on the basis of an increased price to £550,000, saving our client £50,000 on the original price of £500k + VAT.
Seabridge SSAS Trustees Limited
We acted for a SSAS, for whom SeaBridge is professional trustee, on the purchase of a property for £1,000,000, subject to 3 x existing leases and with borrowing from a high street lender. The deal was urgent with a short turnaround time from when the loan was agreed, SSAS established and monies transferred in, as the seller required completion before the budget at the end of October, which we managed to achieve for the client. One of the tenants in the building is connected to the pension scheme, meaning they are now paying their rent into their own pension scheme rather than to an investment landlord.
