Emma Barnard joined Birketts in 2017 and is an Associate in our commercial real estate team in Cambridge.
Prior to joining Birketts, Emma worked at a leading UK and international law firm. Emma qualified as a Solicitor in 2014, having trained at a well-regarded regional firm. Prior to that she worked as a Legal Assistant at a top 50 law firm in Birmingham.
Emma advises on a broad range of commercial real estate matters with a focus on:
- acting for estates on general commercial real estate matters including acquisitions, disposals, development sales, deeds of easement, deeds of covenant and deeds of release;
- acting for landowners in connection with the disposal of land for development;
- secured lending;
- general asset management of property portfolios, campuses and estates;
- landlord and tenant;
- advising on solar and BESS sites including the associated infrastructure; and
- advising landowners in relation to strategic land promotion sites.
Emma is experienced in providing clear, commercially focused and pragmatic advice for a range of clients.

Estate and portfolio Management
Continuing instructions in relation to estate and portfolio management matters including the grant of leases (including renewals), surrenders, assignments, underleases, landlord consent issues, deeds of variation and deeds of surrender.
BESS lease
Acting for a landowner in connection with the variation of a BESS lease to amend the provisions to facilitate the continuation of the scheme following changes to the project parameters.
