Ruth Lambillion

Ruth Lambillion specialises in agricultural property and advises farmers, landowners and others involved in agri-business.

As well as acting on acquisitions and disposals of farms, land and residential property, Ruth also advises on a variety of other property matters including easements, overage, pre-emption agreements, option agreements and licences. Ruth also deals with ecclesiastical property transactions.

Another aspect of Ruth’s work in which she has acquired a high level of expertise is secured lending where she acts for the bank (as well as sometimes the borrower). Often over vast and intricate rural estates, Ruth undertakes full property due diligence and works closely with the bank during the process.

Ruth has an excellent understanding of those issues affecting the agriculture community having advised clients in the sector for over 20 years.

Recent work highlights

Acted on behalf of a lender, advising on property due diligence in respect of a large scale re-finance including 1400 acres of agricultural land, residential properties and commercial units with a total property value of £23million.

Advising a client on a purchase of agricultural land in several tranches to include negotiation and agreement of an overage agreement triggered by the client entering into certain renewable energy projects.

Advising a client on several separate projects involving options for easement and subsequent easements for cables passing through their land along with a renewable energy project.
