Tiah Coles

Tiah joined Birketts in July 2023. She is an Associate (Chartered Legal Executive) based within the Commercial Real Estate Team in the Ipswich office.

Tiah has acted for a variety of clients including developers, investors, landlords, tenants and lenders. In particular, she has extensive experience acting for both landlord and tenants across all areas of commercial lettings: negotiating leases, renewals, re-gears, assignments and sub-lettings with all the ancillary documentation that can be involved. Tiah has assisted clients with management across their property portfolios, dealing with multi million pound refinances and advising on investment and development opportunities.

Tiah also handles the acquisitions and disposals of both freehold and leasehold properties, including auction sales and purchases. She has advised clients on commercial charges, including loan agreements, mortgages, personal guarantees and debentures. She also regularly advises on commercial property developments, including conditional contracts, overage agreements, deed of easements and covenants.

Whilst Tiah’s experience predominately falls within commercial property, she also has experience in assisting businesses with advising and preparing director facility agreements, asset sales and acquisitions, share purchase agreements, shareholder agreements, incorporating management companies and preparing declarations of trust. She is also well versed in purchasing and selling freehold and leasehold residential properties, residential lease extensions, adverse possession claims, and of course all the due diligence and Land Registry processes required to operate in the property sector.
