Hannah Harbottle

Hannah is a Senior Associate in the Commercial Real Estate Team in our Chelmsford office and joined Birketts on qualification in July 2015.
Hannah deals with all aspects of commercial property including freehold and leasehold acquisitions and disposals, options and pre-emptions, development agreements and funding arrangements. Before joining Birketts, she worked for four years in property litigation and corporate/commercial and therefore brings a broad range of skills and knowledge to transactional work.
Hannah has extensive experience of Public and Third Sector transactions and counts amongst her clients a central government body with Crown status, for whom she handles exclusively all property related matters including portfolio management, leasehold acquisitions and disposals, easements and development issues across East Anglia.
Hannah helps to coordinate the Public Sector commercial property offering at Birketts and, working alongside the Public Sector Team, assists in the management and development of these relationships.
As a member of our Charities Team, Hannah specialises in charity land transactions and acts for a number of regional and national charities. She has also acted for a number of Academy Trusts on conversions, mergers and the granting and taking of leases.
Hannah has a large network of charity agency connections and regularly provides training on charity land matters, legal updates and technical issues.
Examples of recent work include:
- Acting exclusively for a Local Authority in the regeneration and development of a large emerging science park, including pre-build conditional Agreements for Lease, Development Agreements, Options and Leases as well as site assembly, construction and energisation issues.
- Leading on the property due diligence and advice in the share purchase of a Hotel and Golf Complex for £21m, together with subsequent refinance.
- Acting for a local property investor in the development of a large industrial site in Suffolk involving a Development Agreement, Lease, Tenant Option Agreement and Landlord Pre-Emption Agreement, with input from a number of specialist Construction and Planning colleagues.
- Leading a multi-discipline team on two large scale Local Authority Asset reviews for development purposes involving more than 70 properties across Essex; including detailed title reviews, advice on public and housing legislation and contentious property issues. This challenging project was instructed on a very tight timescale and delivered by Hannah and the team on time and within budget.

Hannah is a keen environmental champion and sits on Birketts’ Corporate Social Responsibility Committee as the environmental representative for the Chelmsford office. Hannah is Vice-Chair of Trustees for a large East Anglia based homeless charity.
