Experience

Naomi is an Associate in our Property Litigation Team, based in our Norwich office.

Naomi is experienced in all areas of property litigation and additionally has previous experience in general civil litigation. This enables her to take a global, pragmatic and commercial view of property disputes, advising clients upon the merits of their case, their options, and the proportionality of litigating through the courts and/or tribunals.

Naomi has carefully guided her clients through alternative dispute resolution including mediation and negotiation and, if the only or most cost-effective option is to litigate in court, Naomi is a confident and robust litigator working efficiently alongside counsel to maximise her clients' prospects of success. Naomi works closely and is well connected with our colleagues across all sectors of our business, assisting with and advising upon strategy to guide clients smoothly through their transactions.

Naomi advises Real Estate Investment group clients and other commercial landlords, litigating 1954 Act renewals and advising in relation to complex estate management matters, such as excluded and protected lease termination strategy, dilapidations and break notices.

Naomi assists our Agriculture clients, advising on termination of leases governed by both the Agricultural Tenancies Act and Agricultural Holdings Act, and she additionally assists our Social Housing clients, advising clients more generally in land-related issues including boundaries, covenants, easements and dilapidations.

Naomi’s experience also covers residential landlord and tenant disputes including possession claims and breach of tenancy, such as rent and service charge arrears, in the context of assured shorthold, Rent Act and other more complex residential tenancies, and she is often called upon to assist our Residential Team with any sales or purchases subject to tenancy.

Naomi assists our Leasehold Enfranchisement Team with Leasehold Reform Act queries and leads our clients through tribunal proceedings to exercise their right to purchase the freehold title. Naomi’s advisory work also covers core land queries in relation to boundaries, neighbours, adverse possession, covenants and easements, enforcement proceedings, and leasehold and freehold issues.

Other Information

Naomi studied law at the University of East Anglia in Norwich and took her Legal Practice Course in Cambridge. Naomi was admitted as a Solicitor in May 2016 and named ‘Junior Lawyer of the Year’ at the Norfolk & Norwich Law Society Excellence Awards in 2017. She sits on the Norwich & Norfolk Law Society committee and organises Norwich’s annual Legal Walk in conjunction with the Access to Justice Foundation, motivated by her voluntary role on Norfolk Community Law Service’s free legal advice rota.

Having worked for a time as an Associate Tutor with the University of East Anglia, she enjoys working with sixth form and undergraduate students to increase engagement with their extra curricular activities, delivering talks and judging undergraduate negotiations and legal triathlon competitions. 

In her spare time, Naomi trains as an all-star cheerleader with East Coast Emeralds, where she regularly competes in national competitions. Naomi has also previously competed in Barcelona and aspires to join the England team in the future. Naomi has recently started assistant-coaching with East Coast.
