Ryan Bigland



Ryan is an Associate in the Real Estate Investment Team in Norwich.

Ryan qualified as a Solicitor in September 2015 after undertaking his training contract with the firm and initially joined the Commercial Property Team in Ipswich on qualification, moving to the Norwich office in June 2019.

Ryan advises on real estate investment matters for private funds and public bodies, working on acquisitions ranging from individual industrial and ‘out of town retail’ units; whole estates and office buildings and as part of the wider Real Estate Investment Team dealing with portfolio acquisitions and providing property due diligence on company acquisitions. Similarly, Ryan works on disposals at the individual property, estate and portfolio level. Ryan also handles property management matters, dealing with lettings (ranging from long term, high value lettings to short term occupational licences and holdover arrangements), as well as ancillary matters such as tenant licences to assign, underlet, carry out works and dealing with rent review memorandums.

Ryan further specialises in acting for landowners in telecommunications (telecoms) property matters and telecoms code agreements. In particular, Ryan assists private investors and public bodies to negotiate wayleave agreements with telecommunications code operators for the installation of fibre broadband; to benefit their existing commercial tenants and increase the value and attractiveness of their assets to potential commercial tenants, whilst helping landlords to navigate the telecommunications code and protect their own position. Ryan also works with investors in telecommunications property to manage sites, in particular negotiating leases and code agreements relating to telecommunications mast equipment and sales of mast sites subject to occupational code leases and licences.
