Sarah was admitted as a Solicitor and joined our Social Housing Team in September 2014. She is an Associate based in our Norwich office.
Sarah completed her training in a regional firm where she spent the final year of her training contract within the Property Team as a result of developing a keen interest in Property Law during the Legal Practice Course.
Sarah now acts for a number of Housing Associations and private house builders on a range of development matters. She primarily deals with acquisitions, whether these be acquisitions of affordable units for a Housing Association allocated under a planning agreement or acquiring land subject to planning under conditional agreements or option agreements. As part of the acquisition process Sarah advises clients in respect of all matters relating to social housing, planning obligations, infrastructure agreements, potential boundary and access issues along with any specific restrictions and the impact these will have on both selling and charging any units.
Sarah also has experience in advising clients in respect of Affordable Housing Agreements, Grant Agreements and Charges and has acted for a number of clients in reviewing their property portfolios.
Sarah has a good understanding of lender requirements including the specific requirements of lenders of Shared Ownership units. The benefit of this knowledge not only ensures that the client can obtain the highest lending rate if looking to charge but also that lenders are able to sell the units free from any onerous restrictions should the need arise.
Following acquisition Sarah will set up the site. Sarah is experienced in drafting Shared Ownership leases and she is familiar with the Homes England model lease and the fundamental clauses including those relating to leases in Designated Protected Areas.
