Charlotte Strutt

Charlotte qualified as a Solicitor in May 2019, joined Birketts’ Agriculture and Estates Team in February 2022 and was promoted to Associate in September of the same year.
Prior to joining Birketts, Charlotte was involved in both rural and commercial property matters but now focusses on the rural sector since moving to Birketts.
Charlotte has experience in assisting clients with sales and purchases of agricultural land and established farms and is increasingly acting for lenders taking security both as part of a purchase and for refinancing. Regular instructions also relate to deeds of easements; option and overage agreements; and tenancy agreements to name a few. Most recently, her workload has expanded to involve assisting with a number of multi-landowner solar projects by taking a project managing role; reviewing and amending the main transaction documents that are then rolled out to multiple landowners; preparing reports to clients on the main transaction documents; and generally having an eye for detail.
Charlotte was named as a ‘Leading Associate’ by Legal 500 [UK 2025].
Outside of work, Charlotte is a keen baker and gym goer (so that she can enjoy all the things she bakes!).
Charlotte was named as a ‘Rising Star’ by Legal 500 [UK 2024]. In this edition, she was described as “proactive and very pleasant to deal with”, and a “good all rounder“.
