Hannah Harbottle
Hannah is a Senior Associate in the Commercial Real Estate Team in our Chelmsford office and joined Birketts on qualification in July 2015.
Together with general commercial property work, Hannah also specialises in third sector property transactions, undertaking a wide variety of work for public and third sector clients, charities, academies and other not-for-profits. She counts amongst her clients a central government body with Crown status, for whom she handles exclusively all property related matters including portfolio management, leasehold acquisitions and disposals, easements and development issues across East Anglia.
Hannah leads on the academies property work at Birketts dealing with conversions, transfers and mergers for both church and non-church schools, working alongside the Charities Team. Hannah has a large network of charity agency connections and regularly provides training on charity and third sector land issues.
Hannah is ranked as a ‘Leading Associate’ in Legal 500 [UK 2025] and “noted for her niche expertise acting for charities and third sector clients”.
Recent work highligts
Acting on the merger of two multi-academy trusts dealing with the acquisition of 7 multi-disciple sites valued at over £30m, including nurseries, primary and secondary schools. Dealing exclusively with all property matters including complex title issues, liaising with the DfE, property elements of funding and commercial transfer agreements, alongside the practicalities of site transfers and registration.
Acting for the tenant on a £10m development agreement for lease in a multi-let London City office block, conditional on landlord development obligations and linked surrender. Incorporating input from specialist teams on construction, tax and capital contribution issues.
Acting on a number of academy conversions and transfers for a large East Anglia based MAT in the acquisition of new primary schools; dealing exclusively with all property matters involving both Diocese and Local Authority land, nursery subleases and statutory transfers.
