Sorcha Luckie is a Solicitor in the utilities team based in our Ipswich office.
Sorcha joined Birketts as a Paralegal in April 2022 and qualified as a Solicitor in May 2026 following completion of the graduate solicitor apprenticeship.
Sorcha works closely with utility providers and developers providing a comprehensive understanding of the essential aspects of land right utility transactions. These include the following documents for electricity substations, gas governors, fibre cabinets and water pumping stations: freehold and leasehold acquisitions of operational land; deeds of easement; and variations and surrenders.
Sorcha specialises in high-volume, time-critical property transactions advising IDNO’s (Independent Distribution Network Operators), gas transporters, fibre providers and water incumbents. She understands the pressure to deliver connections on time and amid increasing regulation and intense competitive pressure. Sorcha provides full support and assistance to clients to ensure their interests are always protected and the transactions move efficiently to complete within the projected timescales, whilst maintaining consistent communication throughout to keep clients well informed.

Lower Herne Village Scheme
Sorcha has been instructed and dealt with multi-utility matters on the Lower Herne Village Scheme, contributing towards this £230m project delivering at least 800 new homes, including over 100 affordable housing properties.
Station Road, Crewkerne Development
Sorcha has been instructed on fibre, gas and electricity matters at the Station Road, Crewkerne development. This site is split into phases delivering over 300 new homes, 114 affordable dwellings and educational facilities.
