Jade Norris

Jade joined Birketts in September 2018. She is an Associate in our Real Estate Investment Team, part of our wider Commercial Property Team, and is based at our Norwich office.
Jade acts for leading investment managers and private funds on the acquisition, disposal, and funding of investment fund portfolios across the retail, office, industrial and logistics sectors. Jade also assists clients with implementing their asset management strategies, which involve granting new lettings, lease renewals and surrenders, licences for alterations, licences to assign or underlet and advising on the formalities of the Landlord and Tenant Act 1954.
Jade has a particular interest in the effect of environmental law on commercial property, ‘green’ leasing, and the associated infrastructure. Jade is working with a commercial real estate investor to facilitate the implementation of a major electric vehicle (EV) charging network across its portfolio of retail warehousing parks throughout the UK. Jade has assisted on all aspects of the legal process, from site due diligence, to the drafting of the overarching commercial agreement and the drafting and negotiation of the EVCP agreements and substation leases.
Before joining Birketts, Jade graduated from the University of East Anglia with a 2:1 in Law. During the final year of her degree and for a year post-graduation, Jade gained experience in an in-house property team at a major regional registered provider of social housing.
Jade then joined the residential property team at Birketts, before making a lateral move to our social housing team, where she advised local authorities, housing associations and developers on niche areas of social housing law and new build developments. She also gained experience in negotiating and completing infrastructure agreements, including section 104 agreements, section 38 / 278 agreements, and agreements for substations and electricity cable easements.
Alongside her work at Birketts, Jade began studying for CILEx via the graduate fast-track route in January 2019 and completed all of her exams 5 months later. After completing the work-based learning elements of the CILEx course, Jade qualified as a Fellow of the Chartered Institute of Legal Executives in March 2021, specialising in Property Conveyancing and Civil Litigation.
Jade then started the process of cross-qualification via the new Solicitors Qualifying Examination route through independent study alongside her work in the Real Estate Investment team. She was part of the first cohort to sit the new SQE exams and passed with a mark of 85%, putting her in the top quintile of candidates. Jade was admitted as a solicitor in October 2022.
