Molly is a Solicitor in the Property Disputes Team based in Birketts’ Ipswich Office.

Since joining the Property Disputes Team, Molly has assisted on a wide range of contentious matters for both individual and commercial clients. From a real property perspective, Molly had dealt with boundary disputes, rights of way, adverse possession and trespass claims. On the commercial side, Molly has assisted with lease renewals, rent reviews, utilities disputes and service charge queries. She has also assisted with quasi planning disputes, professional negligence and town and village green claims.

Molly joined Birketts as a Trainee Solicitor in 2023. Molly’s first seat was with the Planning and Environment Team in Ipswich where she assisted on planning, environmental and public rights of way matters. Amongst other things, this included an application to register a town and village green, objecting to planning applications, applying for lawful development certificates, and reviewing planning and highways agreements. She also gained exposure to a variety of environmental offences. Molly’s second seat was with the Administrative and Public Law Disputes Team in Cambridge. She helped the team with procurement challenges, discrimination claims, education disputes, SEND matters, student issues and claims made by vexatious complainants. Molly then completed her third and fourth seat with the Property Disputes Team.

Experience & education

Molly studied Law at the University of York, securing a first-class degree. She then studied the LLM Legal Practice (SQE1 and 2) at the University of Law, passing both sets of exams in the top quintile. During her LLM, Molly completed electives in Competition Law, Advance Dispute Resolution, International Trade and Family Law.
